Tenant Management one of the services provided by VWIN PMS which caters to the need of management of rentals, tenants, and other maintenance related to the property. People who are staying away from where the property is owned can be benefitted by this service.

Below are the services provided

  • Finding a tenant if the property is vacant
  • Represent the owner and communicate with the tenants on
    • Drafting legal lease agreements
    • Rent issues - monthly rents, advance , deposits, lease period, payment date, escalation in rent as per contract, TDS deductions (if any) and any other payments
    • Regular up keep and maintenance of property interiors and exteriors
    • Terms and conditions about the repairs and maintenance in the contract
    • Terms and conditions about the repairs and maintenance in the contract
    • Any other legal clauses in the lease contract that need to be explained
    • To understand the terms and conditions of your lease contract (if already existing), we would require a copy of the rental agreement with your tenant.
  • Regular Property Inspection
    • A periodic property inspection shall be conducted by VWIN team to check the condition of the property. Such inspection would include both the interiors and exteriors of the property.
    • Exterior checks will be done on monthly basis by our executive and interior check will be done once every quarter by a manager and the inspection report along with the photographs of the property will be mailed to you .
  • Assistance in handing over or while vacating the property
    • A complete check of inventory will be done, when the tenant is vacating the property and a detailed list of all assets and their conditions will be made. It will be compared against the inventory list annexed to the rental agreement and appropriate suggestions will be given to you based on the terms and conditions of the rental agreement.
  • Assistance in Payment of Bills
    • A record of all the statutory utility bill payments like Property Tax, Water, Electricity, etc. will be maintained in our database and a remainder will be sent to you before the due date for you to make the payment. Payments can be made online directly or the money can be paid to us and we can further make the payment to the relevant authorities.
  • Assistance in Repairs and Maintenance
    • Tenants can get in touch with us for all major maintenance work . On receiving a request by a tenant, a physical visit will be done by our technical team within 24 hours and a detailed estimate would be made and sent to the owners / authorised persons for approval. Once the quotation is approved and the money is received the work will be completed in the stipulated period.s
